The most common method people think of when trying to estimate the value of their house is price per square foot and even real estate agents rely on this method. While it can give you a good ballpark estimate, there is an inherent flaw in this method. It does not take into account other factors such as the size of the land, the level of quality, whether it has a pool or not, whether it has a 3 or 2 car garage, etc. These are all relevant factors that are not accounted for when we apply a universal price per square foot to a neighborhood.

 Imagine two houses both 2,500 sf in size and each with 4 bedrooms and 2 baths. One has a 8,000sf lot and a 2 car garage, the other is on a 15,000sf lot, has a pool and a 3 car garage.  Those properties will vary significantly in value but a general price per square foot will show them as being of equal value.
